Key Points
- 5.7 acres
- 46 private units
- Serviced parcel, free from S106 contributions
Project Description
We were instructed to market and sell a serviced land parcel for 46 private units which formed part of a larger 280 unit scheme they had acquired. The sale parcel extended to 5.7 acres, required no affordable housing provision and was free from any S106 contributions.
Our Approach
We studied the technical pack in intricate detail and created a detailed technical pack and summary document which enabled all parties to accurately appraise the opportunity.
We marketed the site and held detailed technical meetings with interested parties during the marketing process to ensure there was no ambiguity for prospective purchasers.
We received extremely competitive proposals and achieved a sale within 8 weeks to ensure Crest Nicholson’s year end timescales were hit. Crest Nicholson launched several sites to the market at the same time a number of agents and we were the only ones to complete the transaction within the prescribed timescales. The site sold for in excess of £9,000,000.
