A land sale has opened the door to future housing delivery on the eastern edge of Oadby.
Leading land, development and property agency, Newton LDP has completed the sale of 46 acres of land at Oadby Grange, promoted by Mulberry Land and acquired by housebuilder Charles Church.
The site adjoins the existing settlement boundary of Oadby and is well connected, sitting just over four miles from Leicester city centre, close to the A6 and within easy reach of Junction 21 of the M1, linking the area to Market Harborough and the wider region.
The land sale provides the platform for Charles Church to bring forward emerging proposals for up to 147 new homes, with 30% expected to be affordable housing. The proposals will include substantial green infrastructure, with on-site play areas and the creation of a formal country park, alongside a 5% biodiversity net gain. More than £850,000 in Section 106 contributions will also support local infrastructure and community facilities.
The sale marks Mulberry Land’s first strategic land disposal in the region and forms part of a wider programme of land transactions led by Newton LDP, supporting housing delivery and placemaking across Leicestershire.

With the land transaction now complete, Charles Church will begin progressing a planning application for the site.
