We were asked to assist with and monitor an existing option agreement between the landowner and Bewley Homes.

Having reviewed the agreement, we identified a few clauses that needed updating, as well as facilitating the inclusion of some third party land to assist with the new Biodiversity Net Gain requirements.

An application was submitted by Bewley Homes for 270 houses, and associated amenities and infrastructure, but was refused at committee in April 2023. Bewley Homes appealed the decision, and the appeal was allowed in January 2024.

The appeal decision was then challenged by Basingstoke and Deane Borough Council, which resulted in the challenge being heard in the High Court in July 2024. The challenge was subsequently quashed.

Once the site was challenge-free, we entered price negotiations, which were challenging given the size of the site and the extent of the associated abnormal costs. We reached agreement on the land value after a thorough review, and the land was acquired by Bewley Homes in April 2025.
